🌿 Why Are We Selling? 🌿
Well, we may not be, but we are open to offers. We originally set out to sell at the beginning of the summer 2025 because we own an amazing business with Alicia’s father, Robert Roskind, in Carrboro, NC called Oasis Botanical Lounge in Carrmill Mall . This is our livelihood and along with Robert, we are the heart of the business, so being present at Oasis year round is a priority and need. Our passion is to help others be healthy and live their best life through biohacking and alternatives to pharmaceuticals, drugs, and alcohol. Oasis is the perfect place to get us in front of a wide audience and be able to sell products we believe can help people. We originally wanted to sell in Montana so that we could afford to buy a home in Carrboro, live in one place year round, and grow our own food, herbs and livestock . But, we have not fallen out of love with this magical home and property. It honestly breaks our hearts to sell, and we are reconsidering, but if we get the right offer and owner, we are open to letting this gem go. So we’ve created this page to gauge the interest and see if the right buyer comes along. Maybe that’s you?
Now a deep-dive into this precious place and a glimpse into our lives Montana home.
🌄 Majestic home, property, and bunker in Paradise Valley, MT! 🌄
Discover Paradise Bunker Retreat, a remarkable 20-acre haven nestled in Paradise Valley, Montana, just north of Yellowstone National Park. This unique property combines stunning natural beauty, creative charm, and potential for self-reliant infrastructure. Situated at the end of its own private road, it boasts breathtaking 180-degree vistas of the Absaroka Range, particularly Emigrant Peak, abundant wildlife, and minimal snow buildup due the whole lots south-facing position.
The 3-bedroom, 2-bath manufactured home (built in 1976, renovated in 2019) is perched on the upper section of the land out of sight of the bunker. Infused with a retro, artistic vibe drawn from the natural hues of the landscape, the home evokes a mid-century modern desert escape. A 7-person hot tub is ideally placed to soak in the scenery, offering unmatched tranquility and skywatching. The property features striking rock formations, hiking trail over 3 ridge lines, and a gully adorned with a fresh water seep growing watercress and wild mint. A 30-AMP RV hookup and a shed adding versatility for storage. Multiple, flat build sites with spectacular views provide the option to construct a larger main residence. The land may also be divisible into up to five 4-acre lots (subject to county and HOA approval, buyer to verify). One additional full-size home permitted on the property as is.
At the lower end of the property lies the extraordinary “Helmet of Salvation,” a 7,100 sq ft underground fallout shelter built in 1989. Designed to sustain 100 people for 90 days, this hidden bunker includes power, water, ventilation infrastructure, and potential for climate control systems. Inside, you’ll find a sanctuary/flex space, kitchen and pantry, dormitory rooms (some completed), bathrooms with showers and a tub, a communications hub, and ample storage. Equipped with an unused commercial-grade gas range and featuring 10-foot ceilings in some areas, the shelter feels surprisingly spacious. While it needs cleaning and modernizing, its solid steel construction offers a unique opportunity for creative repurposing or continued use as a self-sufficient retreat.
Paradise Bunker Retreat is more than just land—it’s a rare chance to own a slice of Montana’s history, durability, and allure, ready for a visionary owner to craft its next chapter.
Well water feeds to the house and bunker and propane heating and wood burning stove with gas range in the house. With the addition of solar, this property would be completely off-grid and the bunker perfect for year-round hydroponic growing. It’s also considered agricultural land and landowner’s association allows for some agricultural use.
The views from the house are out of this world. Each night the sky puts on quite a show between sunset and the Milky Way rainbow giving the feeling you are living in the sky. Deer grazing in the front yard and often multiple bucks feeding in the gully each night. Some nights the bucks antlers knock on the bedroom windows as they graze next to the house. 🌿 Frequently Ask Questions 🌿
🌲 Why For Sale By Owner?
It just makes the most sense because it’s not a normal property. James has a background in real estate and Alicia has owned and managed many businesses. Doing things ourselves feels good to us. Plus, the property went viral on Facebook due to Alicia’s posts of the bunker and most the interest is now being directed at Alicia anyways. Most the questions will need to be answered by us due to the uniqueness of the bunker and property. Alicia & James want to be present for the bunker showings, so by the time it’s all said and done, it makes more sense for us to list the house ourselves and use lawyers for negotiations, closing, title, etc. We will be offering competitive buyer’s agents compensation at 3.5% for buyers agents. House available for showings by lockbox with buyer agents. With serious buyers, a second viewing of the property and the bunker with Alicia & James.
🌲 Why are you selling?
We have tried for years now to either make Montana our full-time home or make the split life work. We have come to a place that it does not make sense for us and we want our own home in one place. Selling in Montana will give us the resources to buy our dream home in North Carolina where our business and parents live.
🌲 Why does the bunker have dents on the tubes and rust showing?
The tubes were purchased with the dents in them because they were less expensive. The dents have always been there. The infrastructure of the tubes are solid. The “rust” is actually burns from the original welding that was likely supposed to be painted over, but the bunker was never completed so it was left as is. No water damage or rusting due to water damage present. We are happy to have an engineer come out to inspect infrastructure integrity upon serious buyers request.
🌲 It looks like the bunker is actually above ground…
No, the main entryway door and tube is above ground. It was supposed to be buried as well but time and / or money ran out and it was left uncovered. There is plenty of earth to move around to bury it as well. The main entrance to the bunker itself is completely underground and stays about 55 degrees year around with low moisture. Great for storage, food, wine, etc.
🌲 Why was the bunker built?
The bunker is one of 44 in Paradise Valley. There are 6 the size of our bunker, although different layouts, and one much larger one deeper in the Valley. It was built by a church to prepare during the 80’s for a potential nuclear fallout. The rest of the story you will have to research yourself. We will share with serious buyers only.
🌲 Does the house have a foundation?
No, but kind of yes. The skirting is buried on the modular home and it has a crawl space, so it makes for somewhat of a foundation, but it does not sit on a poured foundation. It could technically be moved again to a different part of the property.
🌲 The modular home was built in 1976, won’t it need a title transfer?
No. We are about one month out of the law change requiring the modular home needing a title transfer upon sale. No title transfer required.
🌲 How’s the house keep up with the cold in the winter?
Great actually! Things were just made better in the 70’s. The insulation in the house is actually amazing. Build a hot fire in the morning and with the South-facing sun coming in all day long, it stays warm throughout the day. We actually never use the propane central heat in the winter at all. There are plenty of public land spots you can go cut down your own tree and burn the wood all winter. True mountain grit ;)
🌲 Why is it so expensive?
This property is pure magic. We guarantee you stay one night here, and you’ll get it. The feeling, the views, the location, the unique land features, and, well, the bunker make this place priceless. The bunker cost 3 million in the 80’s to build and has the ability to be used for a wide-range of things with power, water, toilets and showers, kitchen, etc. already in place. The house is older but it’s super cozy and has a lot more life in it. You already have the ability to build one more full-size home on the lot with multiple potential, flat building sites or take down the current home and build one full-sized home and another guest house. Potential to subdivide up to 4 acre lots (upon approval from county and landowner association). You are 10 - 30 minutes away from amazing and iconic spots of Paradise Valley. See question below for more info. There really is no way to get any realistic comps on this property due to the bunker. For the right person, they will understand the value.
🌲 What iconic and amazing spots are nearby?
Where to even start? The location is incredible. You are 10 mins from Emigrant General Store which has everything you can think of from fresh produce, organic items, local farm fresh eggs and meat, hardware, cookware, fishing gear; pretty much anything under the sun, often time at a better price than in town. 5 minutes to Yellowstone River access for fishing, floating, and fun. Also within 10 minutes you have the iconic Old Saloon and Livery and Chico Hot Springs each offering year round food and live music. You’ve the best of the best Follow Yer Nose BBQ and Wildflower Bakery, Anglers West Outfitters, Emigrant Outpost, and Sage Lodge all within a short 12 minute drive. Sage Lodge open year-round with fine dining and lodging. Down the road a bit further is Pine Creek Lodge with one of the best outdoor venues in the States and year-round indoor shows, trivia, and food. 30 minutes South is open year-round North entrance of Yellowstone National Park with snowmobiling and back country skiing and activities and 30 minutes North you have the quaint, iconic Montanan town of Livingston, where artist meets cowboy. Exactly 1 hour from Bozeman and Bozeman Airport. 1 hour and 9 minutes from Bridger Bowl Ski Area and 1 hour and 50 minutes from Big Sky Ski Area. Backcountry skiing and recreation all over the Valley, surrounding areas and the neighborhood itself has private land available for outdoor recreation for landowners only.
